WHEN SHOULD I GET AN INSPECTION?
- We recommend you carry out a building and pest before you start negotiations on your purchase. You need to know exactly what condition the property is in. A building and pest report will enable you to factor in any future costs when you make your offer
- If you plan to undertake these building & pest inspections after you have made your offer, make sure that any contract you sign includes terms that will allow you time to carry these inspections and act upon the reports (We recommend 14 days)
- If you are the seller we strongly advice that you stay one step ahead and have the inspections carried out prior to putting your property on the market. Pre-sale inspections help you set your price and prepare you in negotiations.
- Building & pest inspections can also be carried out at any time and are not limited to the sale of a property, you may just want to know if there are any issues occurring in your property that you are not aware of. Be it your home, holiday house, investment or rental property
HOW LONG DOES AN INSPECTION GENERALLY TAKES?
- Allow around 5-7 days to complete the whole inspection process
- No time limits on our on inspections, we stay until the job is done
- Reports are usually provided to you within 48 hours of the inspection
WHY YOU NEED A BUILDING AND PEST INSPECTION?
- Identify safety hazards and major defects
- Plan your maintenance, repairs or renovations
- Deal with problems in your existing home before they worsen
- Identify any live termite or timber pest activity
- Evidence of past termite or timber pest treatments
- Assessment of conditions affecting the property which may be conducive to termite activity
- Power to negotiate
- Information on the works that may be required to rectify defects or issues
- Recommendations of appropriate trades to perform necessary works
WHAT IS EXCLUDED?
- Too high – second storey roofs can be inspected by arrangement
- Retaining walls above 1.2m and rock / boulder type retaining walls
- Issues related compliance with the building regulations and acts
- Anything below ground (footage, draining’s, soil conditions)
- Anything within the walls or similar concealed areas (I do not have x-ray vision yet)
- Plumbing and Electrical items including fixtures, fitting and appliances
- Swimming pools and fences (Seek expert advice in this area)
- Limitations can occur when the property is occupied or furnished
- Exclusions also occur when safe access is restricted
