BUILDING INSPECTIONS
Whitspec has a reputation of being very thorough and provides a detailed building report including photos..

The purpose of the inspection is to identify major defects, the incidence of minor defects and safety hazards associated with the property at the time of the inspection. Your detailed report will contain a description of the property and the materials used in construction, while highlighting any areas that the inspector was unable to access on the day of the inspection. The Inspection will be carried out in accordance with AS4349.1-2007.

As a licensed and practising builder in the Whitsundays, we are highly qualified to provide a professional building report. If you are wanting any advise on modifications or repairs to a property this is will be offered free of charge.

PEST INSPECTIONS
Properties in the Whitsundays are at high risk of termite infestations and other timber pests which cause structural damage to timbers, hence the importance to have a Timber pest inspection carried out. Whitspec will visually inspect the interior and exterior of the property including any accessible roof cavities and sub-floor areas looking for the presence of Timber pests, or damage caused by them, including termites, borers and fungal growth (Wet Rot).

All properties can incur huge costs from termites even steel or block homes and units as these pests will destroy moldings, skirting’s and architraves which can result in thousands of dollars wasted. The inspector will be able to advise you the degree of risk from a termite infestation, or if a termite management system is necessary taking in consideration issues like water leaks/filtration, drainage, air-conditioning & water heater pipes, gardening, building types, etc. All these variables will be addressed in the inspection and mentioned in the Pest report.

Combining a simultaneous Pest Inspection and Building Inspection, provides for a comprehensive property inspection experience. Because we value customer satisfaction, your combined inspection will provide you with TWO reports, a specific Building report and a Pest report.

PRE-SALE INSPECTIONS
Reports from pre-sale inspections are the same reports prospective purchasers receive, except that the vendor or agent has access to these reports and their findings prior to sale.
Getting a pre-sale inspections before putting your home on the market, gives you a valuable tool in setting the sale price of your home. It’s entirely possible your home has issues you’re not aware of including building defects or pest activity.
Don’t risk having your sale derailed by the discovery of unknown problems.
Ensure you are on the front foot; position yourself to make any planned repairs before placing your home on the market.

HANDOVER INSPECTIONS
A handover report is for the purchaser of a newly constructed home and takes place prior to the purchaser taking possession of their new home. As an independent party we work for the purchaser to identify any outstanding defects and/or incomplete finishes. A handover inspection and report will highlight in more detail any minor defects and imperfections as well as general building defects and poor workmanship.

SPECIAL PURPOSE INSPECTIONS
There are areas that are not covered in a standard building inspection, in these case you may request a special purpose inspection.

Sometime we come across an area in a property that requires some digging to find the root of an issue, be it moisture, movement or termites. As we can’t just cut into the building unless the owner has given us permission. In these cases we recommend and can carry out a further investigation of the area. Each case is different and we will discuss the details and costs involved, we need the permission to conduct a more detailed inspection which may involve drilling or cutting to gain access to the area so we can report on this.
